As always, a primary goal of Base 360 is to restore and preserve significant historical structures. The Cotton Warehouse located at 806 Green Avenue, Greenville SC is a valuable historic facility critical to the preservation of Greenville’s economic heritage. During the era of Greenville’s textile industry prominence, the cotton warehouse was constructed as a support facility for the thriving cotton mills in the area. Many of Greenville’s historic buildings particularly on Main Street have been preserved to date and are an example of the areas commitment to preserving its historic character. Greenville today is a model City that has influenced many small towns and cities in the Southern region to follow its direction. Many regional city officials and planners visit Greenville and are impressed and inspired by its carefully crafted and esthetic historic downtown. The City’s outer West End area is now positioned to follow the downtown pattern of preservation.

The Green Ave building was originally constructed in 1927-1933. It was built as a “cotton warehouse” to support the textile industry and the areas several textile mills located in close proximity to its location. The architectural style is typical for the period’s industrial buildings. Constructed of brick and heavy timbers, its layout and design will blend very well with the intended use of “Loft Apartments”. The loft-style apartments will mesh contemporary luxuries and design with the building’s historical integrity and unique features. The one and two bedroom floor pans will vary in size from 639-1273SF and will showcase the structure’s original 11-14′ ceilings and exposed brick walls. The restoration project will be designed and designated as an environmentally friendly, sustainable development and will be constructed to “LEED” specifications to include solar panels for hot water heating and common area power. Located just ½ mile from Greenville’s new baseball park and a short distance from downtown it’s ideally situated as housing for the singles and young professionals that work in the downtown and nearby medical facilities.
